After vacationing in the area for over 25 years, I made St James my home in 2018. I have spent my entire career working to help people achieve their financial and personal goals. Buying a home is not only one of the most significant financial commitments we make, but also one of the most influential decisions regarding our quality of life. Assisting and advising my clients in making the best decision for them, brings me great satisfaction. When not working to help my clients find their dream home, I enjoy going to the beach, boating, and taking on DIY projects around the home. I’m married to my college sweetheart and we have one daughter who has made us very proud. Rounding out our family is an orange tabby cat and a Sheltie who share a love/hate relationship.

Barry Fulton, MBA

Barry's Real Estate experience began at a young age. He was first licensed in 1978, working under the tutelage of his father and mother, a developer and broker, respectively.  After graduating from the University of California with a degree in Economics, Barry moved into a successful 20 year Sales and Marketing career applying technology to accomplish financial objectives of his Fortune 500 clients.  He later founded his own Fin/Tech company after receiving his MBA from Pepperdine University. After 10 years of growth, Barry completed his largest negotiation by selling this company and re-entered his first passion, the reals estate business. He teamed up with his wife, Debi in 2012; transacting over $350m in real estate sales. When Barry and Debi are not negotiating complex deals for their clients, they enjoy family, golf and the water activities of St. James Plantation and the coastal community of Southport.

Debi Gallo


Debi began her real estate career in Glastonbury, Connecticut in the late ’80s. She has been working and living in Cornelius, NC for the past 20 years. There she earned the title Lake Norman Golf & Waterfront Expert. In 2012, Debi exclusively represented the buyer in the purchase of Chateau Lyon, the most expensive home ever built on Lake Norman, NC. 

In 2021 Debi expanded her business model to the Carolina Coast. As a graduate from the Institute of Luxury Home Marketing, she earned the title Certified Luxury Home Marketing Specialist. Debi is excited to serve the area of Southport and the surrounding coast. 

When not selling fine properties, Debi enjoys hot yoga, boating and golfing. She and her husband, Barry, look forward to investing in the Southport community and beyond. 

Chris Grocott


My family has lived in the Southport area for the better half of the last decade. During this time I have enjoyed the coastal living, amazing food, and friendly people of the area. I am happy to call St. James Home!  Being born on the 4th of July, I love the Summer Months.  I like to go to the beach, relax by the pool, and enjoy everything the warm weather has to offer. Gail Lendvoyi

I received my NC Real Estate License in 1992, have worked at St. James Properties for years and purchased my first home on Oak Island in 1996. Lisa Nieves

She is a devoted mother to her daughter, Isabele, a professional ballerina who is currently a company member of the US International Ballet in Wilmington. They recently added a new member of the family, a cute Ragdoll kitten named Sugar Cookie.

David Nieves


  • David grew up in Staten Island New York, joined the military at 18 years old, and proudly served a 24-year military career: 10 years as a Commission Naval Officer (Health Care Administrator) and 14 years as an Air Force enlisted Non-Commission Officer (Carpenter with Civil Engineering for four years and then obtained his Bachelor’s Degree and transitioned his career as an Industrial Engineer and for ten years).
  • Upon retirement from the Navy in 2004 as a Lieutenant Commander, David then pursued his second career as a Real Estate Broker specializing in developer-owned lifestyle residential sales. In 2005, David joined the sales team at Daniel Island Real Estate in Charleston SC and then in 2014, he relocated to the Wilmington/Southport area where he fell in love with the coastal lifestyle on North Carolina, laid back atmosphere and warmth of the residents who chose to live in St James Plantation.
  • Currently, David holds the Broker-in-Charge designation and continuously achieves Top 1% of Brokers status in the Brunswick County Association of Realtors (BCAR).
  • David has the personal experience of buying and selling personal properties. This experience helps him to appreciate the mindset of prospective buyers in St James Plantation. Also, when David Nieves shows homes he uses his carpentry experience to point out architectural features and other important details that demonstrate the craftsmanship of the builders in St James Plantation. It is very rewarding to educate a client on all that St James Plantation has to offer and to help them secure their residence and meet new friends and neighbors in St James Plantation.
  • Education has always been a priority for David, and during his time with the U.S. Air Force, he received a bachelor’s degree in Industrial Engineering and a graduate degree in human resources. It was then that David applied for and was accepted for a direct commission with the U.S. Navy Medical Service Corps as a Naval Officer and health care administrator.  David later went on to complete a dual Master’s degree in business and health care.
  • David’s assignments as a Naval Officer included San Francisco, Guantanamo Bay, Cuba, and Nashville Tenn., where he spent four years recruiting medical professionals with an emphasis on physician recruitment. David’s skills as a recruiter and sales professional for the Navy were unrivaled, and he was named Officer Recruiter of the Year.  He was eventually assigned to Charleston Naval Hospital in 2002 and then retired in 2005.

Dave Poletti


In 2001 my family and I were preparing to move into our newly built home in St James. My boys, Austin and Brandon, were 1 & 2 years old, and my wife Sharon and I were beyond excited to move into “the best hometown in America”. But how time flies! Twenty years later we have so many fond memories of getting clams on the waterway, crabbing at the waterway park, rounds of golf that went until sunset or until Sharon called us back for dinner, offshore fishing trips for wahoo and grouper, full days at the beach club with sun and fun, or just hanging out at the indoor pool on a rainy day. Here we are in 2021 and my oldest, Brandon, is graduating from college, and my youngest, Austin, is in his second year of college in Wilmington. My wife and I celebrate our 24th anniversary this week and 20 years in our home here at St James. We are now empty nesters but realize how incredibly blessed we were to have had the opportunity to raise a family in St James and Southport. My wife and I are excited for this next stage in our lives and someday being grandparents and inviting them to visit and enjoy all the benefits this hometown has to offer. However, there's no rush on the grandparent thing :). I can’t wait for Penn State and college football season, to go fishing offshore, tee the golf ball up, and most of all see you the next time your here.

Natalie Smith


Natalie grew up in Charlotte and graduated from the University of South Carolina with a degree in Public Relations. Real estate is in her blood as she is following in the footsteps of her Dad and sister. Karen Robey


Karen is a native of New Jersey and attended Rider University. She received her real estate license in 2012 after being a stay at home Mom and raising three children Brooke, Lindsay and Will. Karen and her husband Bill discovered the beautiful area of St James in 2018 and decided to build a home and lay down roots in the community. She has experience buying, selling, flipping homes as well as managing properties and looks forward to working with both buyers and sellers.

Denise Hayes


Denise and her husband moved to St. James in 2017, as they appreciated the small town coastal lifestyle. The community reminded her of her hometown of Haworth, New Jersey where she was actively involved, owning a pharmacy, working with her parents and sister in real estate and volunteering with the local health department, ambulance corps and hospices. Building relationships and helping others is part of Denise’s DNA- as a licensed pharmacist and real estate agent, she knows her clients, earns their trust, and helps with solutions. That has always been the key to the success of her pharmacy and real estate career. In December 2021, she had the opportunity to open a pharmacy in St James- The Apothecary at St James with her husband. She continues to provide excellent service to her customers and clients. Rose Gibbs


Rose Gibbs, Rosie the Realtor, brings a trustworthy, fun, and refreshing energy to Real Estate. She is meticulous with her work and generous with her time. Jay was the creative force behind several highly acclaimed neighborhoods in St. James including The Reserve, a finalist for national development of the year in Golf Inc. magazine. A native North Carolinian, Jay served on active duty in the United States Navy as a Supply Corps Officer and was deployed overseas. Jay is a 1992 graduate of the US Naval Academy in Annapolis, Maryland, and has an MBA from Boston University Metropolitan College. Jay is a licensed real estate broker and general contractor in the state of North Carolina.
